Start With What the Document Must Achieve

A document can be correctly signed and still fail to achieve its intended purpose if the wrong authority, wording or supporting records were used. A property Power of Attorney may need transaction-specific powers. A corporate instrument may depend on the company’s constitutional documents and signing authority. A document signed abroad may need authentication and certified legal translation before it can be used in the UAE.

Our role is to look beyond the document title. We consider who is signing, in what capacity, what authority is being granted or recorded, where the document was issued, where it will be used, and which organisation will receive it. That review helps identify the likely route before unnecessary steps are taken.

Powers of attorney

Special, general and company powers of attorney drafted or reviewed and prepared for the appropriate notarial process. The scope of the powers, the validity period and the identity records of each party are examined before anything is submitted.

Where an electronic channel is open to the document and the parties, we explain what that channel asks for and what it does not replace. Availability depends on the document, the parties and the authority.

Power of Attorney Services in Dubai

A Power of Attorney authorises another person or entity to act within the powers stated in the instrument. The scope should match the transaction and the principal’s actual intention. Broader wording is not automatically better: unclear or unnecessary authority can create risk, while wording that is too narrow may not satisfy the receiving authority.

We assist with general and special Powers of Attorney, property POAs, company and shareholder POAs, banking and vehicle POAs, litigation POAs, inheritance-related POAs, free-zone POAs, documents executed outside the UAE, and revocation requirements. The appropriate content and procedure depend on the parties, the purpose and the receiving authority.

Property POA point. Notarising a Power of Attorney does not itself transfer ownership of real estate. Any sale, purchase, gift, mortgage or other property transaction remains subject to the underlying agreement and to the requirements of the relevant land, registration, developer, finance and other authorities.

Online Notary Services in Dubai

Dubai provides electronic notary channels for supported services. Depending on the transaction, an electronic process may include registration, data entry, document upload, payment, identity and capacity checks, signing, and electronic receipt of the completed instrument.

Corporate Notary and Company Document Support

Companies often need to establish who can act, approve a transaction, appoint a representative or complete a filing. We assist with corporate documents including corporate Powers of Attorney, board and shareholder resolutions, authorised-signatory and manager documents, amendments to constitutional documents, share-transfer documents, corporate declarations, commercial agreements and foreign parent-company records.

Before drafting, it may be necessary to review the trade licence, the memorandum or articles, ownership records, existing delegations, board or shareholder authority, and the requirements of the relevant mainland or free-zone registrar. Foreign corporate documents may also require authentication, legalisation and legal translation.

Document Attestation, Authentication and Legalisation

Notarisation, attestation, authentication and legalisation are related but different processes. The correct sequence depends on the type and origin of the document, the country or authority where it will be used, the signatory’s capacity, and whether certified legal translation is required.

We assist with route assessment for personal and corporate documents, certificates, resolutions, Powers of Attorney and other records moving into or out of the UAE. Where an embassy, consulate, ministry, court, registrar, free zone, licensed translator or another authorised provider must perform a step, that role should be identified clearly.

Notarisation, Attestation, Authentication, Legalisation and Translation

These five words are often used as if they meant the same thing. They do not, and the difference decides how many steps a document needs.

Step	What it means	Who performs it
Notarisation	A notary confirms the signing of a document in accordance with the applicable procedure.	A UAE notary public, or a private notary or electronic channel where one is available for that document.
Attestation	A competent authority confirms the document, or an earlier signature or seal on it.	The ministry or authority named for that document, most often the UAE Ministry of Foreign Affairs for outbound documents.
Authentication	A further confirmation of an official signature or seal already on the document.	The authority the receiving country names for that purpose.
Legalisation	The destination country confirms the document for use within its own system.	That country’s embassy or consulate, or an apostille authority where the destination accepts an apostille.
Legal translation	The document is put into the language the receiving authority reads, most often Arabic in the UAE.	A translator the receiving authority accepts.

Not every document needs every step. The sequence depends on the document, the parties and the authority that will receive it.

A Clear Route From Requirement to Submission

1. Tell us the intended result. Describe the transaction, the parties and where the document will be used. Attach an existing draft if you have one.
2. We identify the likely route. The document type, jurisdiction, receiving authority, legal capacity and supporting records are considered.
3. The document is drafted or reviewed. Where legal drafting is required, the wording is prepared around the intended scope and transaction.
4. Supporting requirements are confirmed. Identity, company authority, translation, authentication and foreign-document issues are addressed as applicable.
5. The matter proceeds through the competent channel. The formal step may involve an authorised notary, court, government body, registrar, free-zone authority or another competent provider.
6. Any follow-on formalities are identified. Registration, attestation, legalisation, filing or delivery to the receiving organisation may still be required after notarisation.

Requirements vary, but useful starting documents may include:

• Passport and Emirates ID, where applicable
• UAE residence or contact information relevant to the service
• Trade licence, memorandum or articles, and ownership records for a company
• Board or shareholder resolutions and evidence of signing authority
• An existing POA, agreement, declaration, notice or other draft
• Title deed, sale document, developer record or other property information
• Foreign certificates or corporate records and evidence of authentication
• Certified legal translation where the relevant procedure requires it

Notary Fees in Dubai: What Affects the Cost?

There is no single fee for every notary-related matter. The overall cost may include official authority fees, professional drafting or review, certified legal translation, authentication or attestation, embassy or consular formalities, registry or property charges, free-zone fees and other third-party costs.

Where We Work: Emirates, Free Zones and International Matters

Our office is in Dubai, and we assist individuals and businesses with notary-related documents across Dubai, Abu Dhabi, Sharjah, Ajman, Ras Al Khaimah, Fujairah and Umm Al Quwain where applicable. The process used in one Emirate should not be assumed to apply unchanged in another. A summary for all seven Emirates is available.

We also assist with documents involving UAE free zones, including corporate records for entities established in zones such as DMCC, JAFZA, RAKEZ, Dubai Airport Freezone, IFZA and Meydan Free Zone. A free-zone registrar requirement is not automatically a notarial requirement, so the receiving authority should be identified before the document is prepared.

DIFC and ADGM operate distinct legal and judicial frameworks. Their document, company, succession and registration requirements should not be treated as interchangeable with Dubai mainland, Abu Dhabi mainland or each other. The relevant jurisdiction and authority must be established from the transaction itself.

You may be outside the UAE and still need a document for UAE property, a company, litigation, inheritance or another transaction. You may also need a UAE document prepared for use overseas. We assist clients based abroad with both directions.

The route depends on where the document will be signed, the origin and destination countries, the receiving authority, applicable authentication or consular steps, and translation requirements. Having the intended UAE wording reviewed before overseas execution can reduce the risk of repeating signatures, translation or legalisation.

Frequently Asked Questions About Notary Services in Dubai

What does a notary public do in the UAE?

The UAE notarial framework covers specified functions such as notarising documents and contracts, authenticating signatures, and dealing with certain affidavits, declarations, notices and other instruments prescribed by law. The competent service and procedure depend on the document and the jurisdiction.

Can a document be notarised online in Dubai?

Some supported services can be processed electronically. Whether a document can be completed remotely depends on the transaction, the parties, capacity, supporting records and the competent authority’s current procedure.

Can I obtain a Power of Attorney in Dubai?

A POA can be prepared and submitted where the parties and the transaction meet the applicable requirements. Its wording should be tailored to the authority that the principal intends to grant and to the organisation that will rely on it.

What is the difference between a public notary and a private notary?

The legal framework recognises public and private notarial practice subject to applicable licensing and procedural rules. A private document-support business should not be confused with an authorised private notary. UAE Notary Service provides legal-document assistance; the formal notarial act follows the competent or authorised channel.

What is the difference between notarisation and attestation?

Notarisation is a formal notarial act concerning an instrument, signature or transaction. Attestation, authentication and legalisation relate to verifying a document for use before another authority or in another country. A document may require more than one step.

Does every document need an Arabic translation?

No universal rule applies to every document. Language and certified-translation requirements depend on the type of instrument, the governing procedure and the receiving authority.

What documents are needed for a POA?

Identity documents are commonly required. A company matter may also require its trade licence, constitutional records and evidence of authority. Property, banking, litigation and foreign-document POAs can require further supporting records.

How long does notarisation take?

There is no universal turnaround time. Timing depends on the document’s completeness, identity and capacity checks, translations, corporate approvals, authentication, appointments and the competent authority’s processing.

How much do notary services cost in Dubai?

Costs depend on the service and may combine official fees, legal drafting or review, translation, authentication, attestation and other third-party charges. A document-specific assessment is more reliable than a generic price.

Can I issue a UAE Power of Attorney while abroad?

It may be possible. The correct route depends on the country of execution, the signing method, authentication and legalisation requirements, translation, and the UAE authority that will receive the document.

Does a property POA transfer ownership?

No. A POA grants authority to act within its terms. The property transfer itself remains subject to the underlying transaction and to the relevant land-registration and other authority requirements.

Can companies use online notary services?

Some company documents may be eligible for electronic processing, subject to the service, the company records, authorised signatories and capacity requirements. The company’s authority should be reviewed first.

Are requirements the same across all seven Emirates?

No. Federal legislation provides an overarching framework, while competent local authorities and specialist jurisdictions can apply different procedures, forms and service channels.

Can a UAE-notarised document be used overseas?

Possibly, but notarisation alone may not be sufficient. The destination may require further authentication, attestation, legalisation, translation or consular formalities. Further questions are answered on the UAE notary FAQ page.

Can an electronic signature replace notarisation?

They answer different questions, so one does not simply stand in for the other. An electronic signature is evidence of who signed and that the content has not changed since. Notarisation is a formal act carried out by a notary within the powers the law gives them. Some UAE transactions accept an electronically signed document, others call for a notarial act, and a few require a further registration on top of that. It is the receiving authority that decides which it will accept, so establishing that before drafting begins usually saves a round of amendments.

What happens if the competent authority asks for amendments?

It is a normal part of the process rather than a sign that something has gone wrong. An authority may ask for wording to be narrowed or widened, for a supporting record to be produced, for a translation to be added or corrected, or for a party to attend in a particular way. We review what has been asked, explain what it means for the document, and prepare the revised version. Whether the requirements are then satisfied is the authority’s decision, and we cannot commit in advance to how many rounds that will take.

Should original identity documents be uploaded through the enquiry form?

No. The upload on this page is for a draft or a supporting document you would like us to look at, such as an earlier power of attorney, a board resolution, a contract, or a letter from the organisation that will receive the document. Please do not send passports, Emirates ID cards or similar original identity records through it. Where identity records are genuinely needed we will ask for them through an appropriate channel at the point they are required, and the competent authority will normally want to examine the originals itself.
